At the Table Studio
Studio Rental Agreement
Version 1.0 | Effective July 24, 2026
Before booking: Please read this agreement in full. Your required electronic acceptance and completed payment are intended to serve as your signature.
This Studio Rental Agreement (Agreement) is between Table Media Group, Inc., the operator of At the
Table Studio (TMG), and the individual or entity identified in the reservation record (Renter). The
reservation summary, selected equipment and add-ons, and payment record are incorporated into this
Agreement. This Agreement governs direct self-service rentals and the physical use of the studio.
By checking the required acceptance box or otherwise signing electronically and completing payment,
Renter confirms that Renter is at least 18 years old, has authority to enter into this Agreement, has read
it before booking, and agrees to ensure that every guest follows it.
1. Reservation and permitted use
A standard rental provides private use of the available At the Table Studio content spaces during the
exact date and time shown in the reservation summary. Unless separately purchased in writing, the
rental does not include a photographer, videographer, producer, camera operator, lighting technician,
audio engineer, studio assistant, editing, marketing, or other production services.
• Direct public rental pricing is currently $95 per hour with a two-hour minimum. The amount
displayed and accepted at checkout controls the specific reservation.
• An approved membership, Realty ONE Group Pacific benefit, or written promotional benefit may
change the price, booking minimum, or included items only as stated in its separate terms. The
studio-use and safety rules in this Agreement still apply.
• The reservation is confirmed only after required information is submitted, this Agreement is
accepted, and full payment is successfully processed.
• The booked time includes arrival, unloading, setup, hair and makeup, production, equipment
use, furniture movement, breakdown, cleanup, and departure.
• Late arrival does not extend the reservation or reduce the price.
• The reservation and access rights are personal to Renter and may not be sold, assigned, shared,
or transferred without TMG's written approval.
2. Access, entry, and building rules
Studio access is managed through PDK or another access method designated by TMG. Renter must
complete any required account activation before arrival. The mobile credential activates at the
reservation start time and expires at the reservation end time. Access is not granted early, and the
billing grace period does not extend access.
• Renter may not share access credentials, prop open exterior or studio doors, enter locked or
non-customer areas, or permit an unregistered group to enter.
• Renter must follow all building, parking, access, fire, emergency, and common-area rules.
• TMG may request valid government-issued photo identification before granting or continuing
access when fraud, identity, payment, safety, or security concerns exist.
• Renter must promptly report an access problem to 619-753-3034 or
[email protected].
3. Guests, minors, and occupancy
Renter is responsible for the conduct, safety, compliance, and charges associated with every guest,
vendor, model, client, contractor, and invitee in the studio.
• A standard reservation allows one to six people.
• Seven to fifteen people require advance written approval. Additional fees, staffing, insurance,
parking, or other conditions may apply.
• Sixteen or more people are not permitted through standard booking unless TMG hosts or
approves a written exception.
• Guests under 18 must remain supervised by a responsible adult. TMG may require a parent or
legal guardian to provide additional consent for a minor's participation.
4. Studio conduct and prohibited activities
The studio is a professional content-production environment, not an event venue. Renter and guests
must use the premises safely, keep exits and walkways clear, protect neighboring businesses, and
immediately follow reasonable safety or noise instructions from TMG or building personnel.
Allowed with care
• Prepared food and nonalcoholic beverages, with prompt cleanup of spills, residue, containers,
and trash.
• Safe freestanding props, easels, floor stands, tabletop displays, and portable backdrops.
• Reasonable furniture movement, provided furniture is lifted rather than dragged when practical
and returned to its general original location.
• Professional portrait, fashion, beauty, fitness, editorial, lifestyle, and commercial content that
complies with this Agreement.
• Pets only with advance approval. Service animals are permitted as required by applicable law.
Prohibited
• Cooking; open flames; burners; hot plates; deep fryers; portable stoves; grills; torches; ovens; or
equipment that creates heat, fumes, grease, smoke, or fire risk.
• Alcohol, smoking, vaping, marijuana use, illegal drugs, or other combustible or inhaled
substances inside the studio or building.
• Smoke, fog, haze, dry ice, confetti, glitter, powder, fake snow, airborne dust, or other effects
that can trigger alarms, create residue, damage property, or materially increase cleaning.
• Pornography, explicit sexual content, nudity, production for explicit-content platforms, illegal
content, or illegal activity.
• Tape, command strips, adhesive hooks, pins, nails, screws, decals, stickers, or any other
attachment to studio walls without TMG's written approval.
• Excessive noise, bass, vibration, blocked exits, unsafe cables, unsafe props, or conduct that
disturbs neighboring businesses.
5. Equipment, technology, and customer files
Only equipment selected and paid for during booking may be used. Rental equipment is for use inside
the studio only and may not be removed, loaned, reconfigured beyond provided instructions, or used
after the reservation ends. Renter has no access to locked cabinets, spare inventory, professional
cameras, professional lenses, or TMG production equipment.
• Renter must inspect staged equipment at the beginning of the reservation, use it carefully,
follow the Quick Start Guide and inventory card, and stop using any item that appears damaged,
unstable, overheated, or unsafe.
• All equipment, accessories, mounts, cables, cases, media, and power supplies must be returned
to the designated location before departure.
• TMG does not guarantee compatibility with every customer phone, laptop, camera, case,
software version, connector, or proprietary adapter.
• Renter is responsible for monitoring recordings and transferring, backing up, and verifying all
photographs, video, audio, and other files before leaving.
• Unless TMG separately agrees in writing to provide file-delivery or storage services, TMG does
not store, deliver, recover, or guarantee customer files and may remove customer content from
studio-controlled devices during reset.
• Renter must report damage, malfunction, missing parts, data-transfer problems, spills,
breakage, or safety concerns immediately.
6. Backdrops, furniture, props, and personal property
TMG will install an available seamless backdrop color requested during booking. Same-day changes are
not guaranteed. Customers may not raise, lower, cut, remove, install, or reposition backdrop rolls.
Normal use and minor scuffs are included; careless or excessive damage may be charged under this
Agreement.
• Renter is responsible for safely bringing, setting up, supervising, and removing all customer
props, wardrobe, equipment, food, packages, decorations, and personal belongings within the
reservation time.
• Overnight storage and early deliveries are not included and require advance written approval.
• TMG does not guarantee that it can accept, sign for, store, refrigerate, secure, or coordinate
deliveries outside the reservation.
• TMG is not responsible for property left behind except to the extent liability cannot legally be
limited.
7. Departure and cleaning
Before leaving, Renter must stop production by the reservation end time, remove all personal property
and props, discard trash in designated receptacles, clean spills, return non-lighting equipment to the
production cart, return furniture to its general location, leave rented lighting in a safe position, report
problems, and secure the door as instructed.
Standard cleaning and final studio reset are included. Renter is not expected to vacuum, mop, deep
clean, restock, charge equipment, or perfectly recreate the studio layout. An excessive-cleaning charge
may apply when the condition left behind substantially exceeds ordinary studio use, including untreated
spills, excessive trash, adhesive residue, prohibited materials, stains, bodily fluids, pet waste, smoke or
odor residue, or unsafe equipment and furniture placement.
8. Payment, overtime, damage, and additional charges
No security deposit is required for a standard reservation. Renter remains financially responsible for
documented overtime, excessive cleaning, missing or unreturned equipment, damage beyond normal
wear, backdrop replacement, policy violations, and other direct costs caused by Renter or any guest.
Overtime
A 10-minute grace period applies only for billing purposes. It does not extend the reservation or access
credential. If Renter remains in the studio more than 10 minutes after the reservation ends, TMG may
charge one additional hour at the hourly rate applicable to the reservation. Renter is also responsible for
reasonable direct costs caused by interference with the next confirmed reservation.
Damage and missing property
Normal wear is not customer damage. For damage or missing property, Renter is responsible for TMG's
reasonable, documented direct costs to inspect, clean, repair, restore, or replace the affected property,
including required parts and commercially reasonable labor. TMG may use condition photos, access
records, inventory records, security video, and other reliable evidence when evaluating a charge.
Authorization
To the extent supported by TMG's payment processor and permitted by law, Renter authorizes TMG to
charge the payment method used for the reservation for amounts allowed by this Agreement. TMG will
send an itemized notice or receipt to the email address in the reservation record. If a post-reservation
charge cannot be processed, Renter agrees to pay the itemized invoice within seven calendar days. This
authorization does not waive Renter's right to raise a good-faith billing dispute.
9. Cancellation, rescheduling, and studio unavailability
The rules below apply to direct public reservations. Membership credits and third-party marketplace
reservations may have separate cancellation terms. Direct cancellation requests must be emailed to
[email protected]. Refund eligibility is determined by the time TMG receives the request,
not by the time TMG manually processes it.
• Cancellation received at least 48 hours before the reservation start time: full refund.
• Cancellation received less than 48 hours before the reservation start time: nonrefundable.
• No-show: nonrefundable.
• A request to move or reschedule a reservation is treated as a cancellation and new booking
unless TMG approves a transfer in writing.
• Approved refunds are subject to payment-processing timelines and may take approximately 5 to
10 business days to appear.
If TMG cannot provide access to the studio for a reason not caused by Renter, TMG may offer a
comparable rescheduled time or refund the amount paid for the affected reservation. Except for liability
that cannot legally be limited, that rescheduling or refund is Renter's exclusive remedy for studio
unavailability.
10. Assumption of risk and release of liability
IMPORTANT - THIS SECTION AFFECTS LEGAL RIGHTS
Renter understands that entering and using a content studio involves risks, including trips or falls involving
cables, stands, steps, furniture, props, electrical equipment, lighting, moving equipment, customer-owned
equipment, and the acts or omissions of guests.
Renter voluntarily assumes the ordinary and inherent risks of the studio activities Renter chooses to
conduct. To the fullest extent permitted by California law, Renter releases Table Media Group, Inc., At the
Table Studio, and their respective officers, directors, employees, and contractors from claims for bodily
injury, death, or property damage arising from ordinary negligence in connection with Renter's use of the
studio.
This release does not apply to gross negligence, reckless or willful misconduct, fraud, violation of law, or
any liability that cannot legally be released.
11. Indemnity for Renter activities and third-party claims
To the fullest extent permitted by law, Renter will indemnify, defend, and hold harmless Table Media
Group, Inc., At the Table Studio, and their officers, directors, employees, and contractors from third-
party claims, losses, liabilities, damages, and reasonable legal costs arising from: (a) the acts or
omissions of Renter or a guest; (b) Renter's content, props, customer-owned equipment, or production
activities; (c) infringement or violation of another person's intellectual-property, privacy, publicity, or
other rights; or (d) Renter's breach of this Agreement. This obligation does not apply to the extent a
claim is caused by the gross negligence, reckless or willful misconduct, fraud, or unlawful conduct of the
party seeking protection.
12. Limits on services and liability
The studio is provided for self-service use. TMG does not promise a particular creative result, recording
quality, internet speed, device compatibility, lighting result, customer productivity, or commercial
outcome. Wi-Fi, Bluetooth, apps, power, access systems, and equipment can experience interruptions.
To the fullest extent permitted by law, TMG is not liable for indirect, incidental, special, exemplary,
punitive, or consequential damages, including lost profits, lost opportunity, production delay, reshoot
costs, or loss of content or data. For direct economic claims arising from a reservation, TMG's aggregate
liability will not exceed the amount Renter paid for that reservation. These limits do not apply to liability
that cannot legally be limited.
13. Content ownership, security monitoring, and privacy
Renter owns the photographs, video, audio, recordings, scripts, and other creative content produced
during a standard self-service rental. TMG does not receive a portfolio, publicity, or marketing license
merely because content was created in the studio. Any production, editing, marketing, or usage rights
must be covered by a separate written agreement.
The studio and building may use video-only security monitoring in non-private areas for safety, access
control, property protection, incident review, and damage disputes. Cameras will not be placed in
restrooms or other areas where privacy is legally required. Security footage is not part of Renter's
production and is not available for routine customer use.
Personal information is handled under TMG's Privacy Policy.
14. Immediate termination and emergencies
TMG may suspend access or end a reservation immediately when TMG reasonably believes there is
unsafe conduct, illegal activity, prohibited content, material policy violation, property risk, excessive
noise, unauthorized occupancy, payment fraud, interference with neighboring businesses, or refusal to
follow a reasonable safety instruction. When termination results from Renter's conduct, the reservation
is nonrefundable, without limiting TMG's other rights.
In an emergency, Renter must call 911 first when appropriate, then contact TMG at 619-753-3034.
Renter must promptly report any injury, fire, access failure, security issue, equipment hazard, property
damage, or other incident.
15. General terms
• Governing law and venue. California law governs this Agreement. Any court proceeding must be
brought in a court of competent jurisdiction in San Diego County, California, unless applicable
law requires otherwise.
• Entire agreement. This Agreement, the reservation summary, selected add-ons, and any written
exception issued by TMG contain the agreement for the self-service rental. A separate
agreement governs TMG production, editing, photography, videography, podcast, or marketing
services.
• Order of control. The reservation summary controls the booked date, time, price, and selected
items. An applicable membership agreement, approved benefit, or third-party marketplace term
controls only the pricing, credits, payment, or cancellation subject it expressly addresses. A
signed written exception controls only the subject it expressly changes. This Agreement controls
the remaining studio-use terms.
• No waiver. A delay or failure to enforce a term is not a waiver of that term.
• Severability. If a term is held unenforceable, it will be limited or removed only to the minimum
extent necessary, and the remaining terms will continue in effect.
• Written changes. A change, exception, or approval must be in writing from TMG. Renter's oral
statement or form note does not change this Agreement.
• Electronic records. Renter agrees to receive this Agreement and reservation records
electronically and may save or print a copy before accepting.
